Three fair ways to split rent with roommates
"Just split it evenly" works great — until one roommate earns twice as much, or scores the master bedroom with the ensuite. Here's when to use each method:
- Equally — similar incomes, similar rooms. Simple and drama-free.
- By income — when earnings differ significantly (common for couples or friends at different career stages). Everyone pays the same percentage of their income, which many consider the fairest option.
- By room size — when the rooms are clearly unequal. Whoever gets more space pays proportionally more.
Rent splitting FAQs
How do you split rent fairly between roommates?
There are three common methods: split it equally (simplest), split in proportion to each person’s income (fairest when earnings differ a lot), or split by room size so whoever has the bigger or better room pays more. This calculator does all three.
How does splitting rent by income work?
Each person pays the same percentage of their income. The math: your share = total rent × (your income ÷ everyone’s combined income). For example, on $2,000 rent where you earn $6,000/month and your roommate earns $4,000/month, you’d pay $1,200 and they’d pay $800.
How do you split rent by room size?
Measure each bedroom in square feet (or square metres — any consistent unit works) and the calculator splits rent in proportion. A 150 sq ft room pays 1.5x what a 100 sq ft room pays. Some roommates also add adjustments for private bathrooms or balconies — just nudge the numbers to reflect that.
Should utilities be split the same way as rent?
Most roommates split utilities equally regardless of how rent is divided, since everyone uses heat, internet, and electricity roughly the same. But there’s no rule — you can run utilities through this calculator with any method your household agrees on.
What’s the best way to track who paid their share?
Usually one person pays the landlord and everyone else owes them — and that’s where things get messy. The Spend Split app tracks who has paid you back and who still owes, with due dates and partial payments, so rent day doesn’t turn into a group-chat chase.
